RenewalIQ

Canada's mortgage renewal wave is here. If your mortgage is coming due, you're facing the most consequential financial decision of the next five years — and most calculators are either wrong or designed to sell you something.

RenewalIQ is different. It's a one-time-purchase decision tool built for Canadian homeowners who want the math, not a sales call.

Why it's different

Every mortgage calculator built for the US market uses the wrong compounding. Canadian mortgages compound semi-annually under the Interest Act — not monthly. RenewalIQ uses the correct formula throughout. That's not a footnote. That's credibility.

What it does

Enter your current mortgage details and start comparing renewal options right away. The free tier lets you model a scenario with real numbers — no account, no sales funnel. Unlock once to save unlimited scenarios, compare them side by side, and access the full Tools suite.

• Scenario Builder — Enter any quoted rate and term and instantly see your new payment, total interest for the term, and balance at the end.

• Amortization Schedule — See your full mortgage term payment by payment. The schedule opens at your current position, showing past payments, what's remaining to renewal, and the true full-term interest cost — extrapolated back to your term start date.

• Term Analyzer — Compare 1, 2, 3, and 5-year terms side by side. See which one costs less over its term, which leaves you with the lowest balance, and what "lowest rate" actually means in dollars.

• Payment Frequency Comparison — See exactly how much weekly, accelerated weekly, and accelerated bi-weekly payments save you versus monthly. The difference is meaningful.

• Lender Switchability — Switching lenders triggers the OSFI stress test. RenewalIQ shows the qualifying rate you'd need to meet, so there are no surprises.

• Penalty Estimator (unlock required) — Thinking about breaking your mortgage early? Get an IRD and 3-months-interest estimate before calling your lender. Supports both standard and discounted comparison-rate methods.

• Variable vs Fixed Breakeven (unlock required) — Surfaces the one number that matters: the average rate at which variable beats fixed over your term.

• Prepayment Calculator (unlock required) — Model a lump-sum payment on renewal day. See interest saved this term and over the life of the mortgage.

• Renewal Reminders (unlock required) — 90, 60, and 30-day notifications so your renewal date doesn't sneak up on you.

No sales calls. Just the math.

No accounts. No backend. No broker referral fees hiding in the UI. All math runs on your device — nothing leaves your phone.

One-time purchase. No subscription, ever.
